Secure Tenancy

If you have not held a secure or assured tenancy, or completed two assured short hold tenancies immediately before the offer of permanent accommodation, you will be offered an introductory tenancy.  Provided you adhere to the terms of your tenancy agreement, your introductory tenancy will be converted to a secure tenancy after one year.
 
If you break the conditions of your tenancy agreement, either secure or introductory, for example by not paying your rent or causing a nuisance to your neighbours, then Eastbourne Homes can apply to the court for an order to evict you and/or an injunction to enforce the tenancy agreement.
 
You can end a secure tenancy by giving us 28 days Notice to Quit - find out more about this by following the link for 'moving out'.  
 
For secure tenants, if we want possession of your home, we have to serve a Notice of Seeking Possession on you. This will specify the grounds for Possession and urge you to seek independent legal advice. We can only take Possession after being granted an Order by the Court.
 
If you do not occupy the property as your only and principal home, this removes your security of tenure and we will serve you with a Notice to Quit. To avoid this, always advise us if you intend to be away for anything more than a short holiday.
 
If you pass away, the executor of your estate will be able to end your tenancy by giving 28 days notice to us.  If you do not leave a Will, we are able to end the tenancy by serving a Notice to Quit. We will send a copy to any known next of kin and also to the Public Trustee.
 
Holding a secure tenancy confers upon you a number of rights.  These include:

·        The right to repair
·        The right to exchange
·        The right of succession
