Leaseholder Repairs and Maintenance

These are the costs for day to day repairs and administration carried out to the structure and communal parts of the building.
Eastbourne Homes Limited, as agents for Eastbourne Borough Council are responsible for keeping in good repair and condition the structure of the building and any communal areas used by you and other residents.
 
If any items relate to criminal damage or vandalism please contact the Leasehold Administrator if you wish to make a claim on your Leasehold insurance. Please report any unsatisfactory repairs using our 24hr Freephone Repairs number (0800 220786) as soon as you can so that they can be inspected and the matter taken up with the contractors.
 
A list of repairs and service items will be supplied with your statement on 1st October. Works charged are from 1st April of the previous year to 31st March of the current year.

Major Repairs and Improvements

Major Repairs are major or programmed repairs such as re-roofing.  Major repairs are all charged seperatly from the Service Charge account.  The charge for major repairs on your bill will include consultancy fees and administration charges.
 
Arrangements can be made to pay for major repairs in installments with the Leasehold Administrator when you receive your Section 20 Notice.

Improvements

Improvements are works to improve the building.

Inflation Allowance

Inflation Allowance covers increases in building costs that have occurred since original estimates were given for the itemised repairs or improvements. This only applies to leaseholders in the 5 year estimated change period where works are carried out as detailed in their section 125 notice.

Selling Your Property

When you sell your property the actual account for the last financial year must be paid in full and the estimated account can be apportioned by the Solicitors. The Leasehold Administrator will advise your solicitor of all the repairs carried out since the last actual account was issued that are yet to be billed.

The Housing Act

The Housing Act 1985 requires Eastbourne Borough Council to give you estimates of repair costs which will be included in the service charge for the first five years of the lease. The estimates, plus any inflation allowance are the most we will charge you for repairs during the first five years.
